Securing the property

Once you have found your ideal property you will need to put forward an offer of rent. If accepted, we will require references from you. These are obtained from a credit reference agency. These must be completed by each applicant and forwarded to Burlington Residential for processing.


Burlington Residential will require the following payments:

  • A reservation fee of the equivalent of two weeks rent to secure the property. This money is non-refundable and offset against the balance of the move-in monies. This money is payable upon entering into an agreement with Burlington Residential with the intention of taking a property and is subject to the references being satisfactory to the landlord
  • We require a six-week deposit prior to move in and either Burlington Residential or your Landlord will register your deposit with a Tenancy Deposit Scheme which complies with the requirements of the Housing Act 2004. Your deposit will be returned once the check out inventory has taken place and all utilities have been paid in full, we must be in receipt of the bills paid.
  • An administration fee of 100.00 plus VAT per person is payable to cover full tenant referencing, drawing up of the Tenancy agreement and all associated admin costs.
  • Where tenant(s) wish to be individually released from a contract, they are able to only with the Landlord's consent, a suitable replacement being found and an administration fee of 200.00 + VAT being paid in advance. Any replacement tenant(s) will be individually referenced before being submitted to the Landlord for approval.
  • A fee of 25.00 plus VAT is payable where Burlington Residential are requested to provide a written Landlord Reference to confirm the details of your tenancy.

Tenancy Terms

This is normally a twelve month contract with a six month break clause depending on the property.


The rent is payable by standing order and is due to either Burlington Residential or the landlord on or before the rent due date shown on the agreement.

The rent must be paid on the same day each month unless otherwise agreed by the landlord or his agent.
